Standards, certification and clear records

  • Electrical compliance needs clear standards, accurate testing and proper records.
  • CMSL works to BS 7671 Wiring Regulations and associated standards for emergency lighting, EV chargers, PV systems and LV switchgear.
  • Once work is complete, clients receive the right documentation for the task. This can include EICRs, installation certificates, minor works certificates, emergency lighting certification and NICEIC approved certification.
  • Compliance is supported through qualified supervisor audits, internal department audits and NICEIC audits. This gives clients better visibility and confidence that electrical work has been completed properly.

Our five-step PPM process

Electrical assessment

We review the site, electrical task, access needs and safety risks to understand the right support required.

Electrical planning

Our electrical support team schedules the work and assigns the right electrician based on skill, location and task type.

Electrical delivery

Qualified electricians complete testing, maintenance, fault finding, remedials, installations or upgrades to required standards.

Electrical certification

We complete the correct electrical checks, records and certification, including EICRs, minor works and NICEIC documentation.

Electrical reporting

We update the client, close out the job and help prioritise further remedial works, upgrades or future improvements.

Working safely in live buildings

Electrical works often need to happen while buildings remain occupied and operational.

CMSL plans work around site access, trading hours, occupiers and client requirements. Where needed, our team can support flexible scheduling and out of hours attendance to reduce disruption.

This matters across offices, retail sites, shopping centres, warehouses, care environments and high end residential buildings.

Our focus is simple. Plan properly, communicate clearly and complete the work safely.

Why clients choose CMSL

Clients choose CMSL because our electrical services cover the full journey, from installation and upgrades to testing, maintenance, reactive repairs and certification. We help keep buildings safe, compliant and operational, with qualified electricians and clear communication at every stage.

Our electrical approach gives clients:

  • Safe, compliant electrical systems across live buildings
  • Reliable support for testing, fault finding, remedials and small works
  • Clear certification, including EICRs, minor works and emergency lighting records
  • Reduced disruption through planned access, flexible scheduling and out of hours work
  • Competent engineer allocation through our Green Book system

The outcome is simple. Safer buildings, clearer records and electrical support you can rely on when it matters.

Competent Persons Book

Electrical work needs the right person for the right task.

CMSL uses a Competent Persons Book to assign electrical engineers to work based on their qualifications, experience and competency level. This helps make sure each task is allocated safely and completed by a suitably qualified electrician.

The system supports safe delivery across testing, maintenance, fault finding, remedial works, small projects and more specialist electrical activity.

Competency levels include:

  • CP2, monthly emergency lighting inspections and safe isolation
  • CP3, electrical maintenance experience
  • CP4, electrician without AM2 qualification
  • CP5, electrician with AM2 qualification
  • CP6, electrician with AM2 and 2391 qualifications
  • CP7, electrician with AM2 qualification and LV Authorised Person certification

Competent Persons Book

CMSL has developed in-house CPD accredited training for monthly emergency lighting inspections and safe isolation procedures.

This training helps new starters understand the correct process, the risks involved and the standard expected before carrying out these tasks on site.

It also supports consistency across the electrical team. Engineers are trained to work safely, follow the right checks and complete key electrical tasks with confidence.

For clients, this means electrical work is supported by a stronger internal training structure, not just individual experience.

Dedicated electrical support

CMSL’s electrical team is supported by its own dedicated support function, giving clients a clearer route for electrical works, updates and coordination.

This helps keep electrical jobs moving, from initial request through to engineer allocation, scheduling, certification and close out.

With a team focused specifically on electrical delivery, clients benefit from better communication, stronger planning and more consistent follow up across testing, remedial works, fault finding, small works and project support.

Smart electrical support for safer buildings

From testing and certification to reactive repairs, upgrades and project works, CMSL helps clients keep electrical systems safe, compliant and ready to perform. Clear planning, qualified electricians and reliable reporting give you better control over risk, disruption and future works.

What our clients say

It’s always a pleasure working with Carla and Maisie. Their response to a recent sprinkler issue was quick, practical, and professional. The CMSL engineer on site also offered to help without hesitation, which really reflects the team’s supportive and proactive approach.
Richard Ryan, Centre Manager, Clifton Down Shopping Centre
“CMSL acted quickly and took full ownership of the issue from the outset. The team coordinated the right support, kept everything moving, and ensured the works were delivered smoothly with minimal disruption. A job well done, and I appreciate the professionalism throughout.”
Kevin Turner, Senior Facilities Manager LSH

What stands out is the proactive approach. CMSL regularly bring forward practical suggestions around sustainability and cost savings, helping us future proof operations while staying budget conscious. Integrity, clear communication, and reliable delivery throughout.”

Daryl Cowley, Facilities Manager IRIS

Your professionalism, attention to detail and dedication have been exemplary and don’t go unnoticed. Whenever we’ve called upon CMSL the service has been exceptional, with a real sense of care for the asset. It’s rare to see this level of service and commitment these days and we’re very grateful to be partnered with you and the company. Thank you for going above and beyond, it’s greatly appreciated.

Hylton Cresswell, Operations Manager, Grand Arcade (Cambridge)

“CMSL couldn’t have handled it better. The Helpdesk and Out of Hours Helpdesk were quick to respond during a recent out of hours callout, and the reactive communication since has been clear, professional, and consistent.”

Adam Mayes, Facilities Manager Cambridge Central Mosque
Cambridge Maintenance have been with us for some time now and I’m very impressed with how professional and helpful both their engineers and Helpdesk team are. Mark Woolhouse, our site engineer, is one of the most professional, helpful, and nicest people I have ever worked with. He always ensures everyone is happy and follows up thoroughly on any issues. Mark is a great asset to the company. The Helpdesk Advisors are equally outstanding—always available, professional, and willing to help explain things further when needed. Melissa, in particular, has been brilliant, always happy to help and quick to resolve any concerns. I cannot thank the CMSL team enough.
Joanna, Security, PORTICO
I can highly recommend Cambridge Maintenance Services from my experience working with them at 55 Bishopsgate. We had a three-man static team along with various subcontractors, and I also used their mobile services at Eldon House and 4 Moorgate.

Their engineering advice is solid and reliable, and you can tell that the account managers have hands-on experience, which really supports the site teams. They are quick to respond to reactive issues and have never missed a KPI at my managed building.

Cambridge Maintenance Services also has a large pool of specialist subcontractors. They were able to select the right contractors to suit the tenant's needs, and they have excellent cover for annual leave and sickness. Paul Younan in particular has been helpful in identifying problem areas and offering solutions that provide real value, including advice on energy-saving devices.

Christian Kleidon, Associate Director – Surveying, MAPP

CMSL went above and beyond to resolve an issue for us quickly. The engineer was patient, professional, and even sourced a replacement part on the spot rather than waiting for delivery, ensuring minimal disruption. We are very grateful for the effort and the outstanding service provided.

Lauren Dillon, Workspace Experience Manager, MAPP (London Head Office)

“We recently faced a challenging situation at our Torquay site, and CMSL delivered outstanding support. From the moment they became involved, the team took full ownership, coordinated the required works, and ensured everything ran smoothly on site.

The issue was resolved efficiently, disruption was kept to a minimum, and communication throughout was clear and reassuring. Exactly what you want from a facilities partner when it counts.”

Kevin Turner, Senior Facilities Manager LSH

“CMSL are always professional, responsive, and particularly helpful. The helpdesk support is brilliant.”

Jack McNally, MAPP

Since starting my new role at Crossgates in January, I’ve been hugely impressed with the support received from CMSL. Sarah Hodgson, in particular, has been an incredible help—always professional, approachable, and quick to provide the information and assistance I need when booking jobs. Her support has made a real difference for both myself and Ian at Crossgates. A huge thank you to Sarah and the CMSL team.
