Background
The St Nicholas Centre is a well-established shopping destination, opened in 1992 and home to three main retail levels plus five additional levels for its anchor store, Debenhams. CMS was awarded a three-year contract covering planned preventative maintenance, reactive works and minor modifications across the site’s mechanical and electrical services. As part of the mobilisation, three resident engineers transferred to CMS under TUPE, ensuring continuity and existing site knowledge.
Actions
- Delivered full M&E maintenance, statutory compliance and auditing across all critical systems, including HVAC, BMS, fire safety and electrical distribution.
- Introduced energy-saving improvements by upgrading existing lighting to LED, reducing energy wastage and supporting the centre’s sustainability goals.
- Ensured full compliance with SFG20 and ACOP L8 requirements, alongside portable appliance testing, height safety controls and ongoing performance monitoring.
