Watchman Monitoring is a total, end-to-end building monitoring solution that provides 24/7 visibility of the plant operation. It enables Cambridge Maintenance Services to police energy policies to help you meet your sustainability objectives, provide an enhanced, proactive maintenance service and save you money.
The solution uses cutting-edge sensor technology to feed live plant and building performance data to our online portal, via the Cloud.
FOC plant installation
The technology will be installed in the plant for free, as part of all CMS maintenance contracts.
Save energy and money
Watchman enables CMS to become more than just your average maintenance company by allowing us to save you energy & reduce your utility bills.
The technology can easily retrofit into any plant, regardless of building type or age.
Drives proactive maintenance
Watchman will alert our engineers to issues before they become serious, enabling us to provide an enhanced, proactive service.
CMS engineers will use the data provided by Watchman Monitoring to police your energy policies.
By comparing actual building usage to your BMS strategy, we can ensure plant assets are operating to the agreed timescales, and identify simply opportunities to further optimise runtimes in order to save energy.
The Watchman portal provides an easy universal window into the energy-consuming plant, and can be accessed remotely at any time.
CMS will use the data to track temperature and runtime readings for water, heating and air conditioning systems over time, to ensure these assets are operating correctly.
We will work with you to set up alarms, which will alert you and our engineers if there is a critical issue – for example, if the water temperature in your heating system drops below a predetermined level – so issues can be proactively resolved before tenants become aware.
Watchman Monitoring enables us to set up exception reports based on agreed parameters, to highlight non-critical issues and provide a non-technical overview of building performance.
All of this data can be shared with facilities managers and agents for use in reports, to monitor key performance indicators, and to set annual sustainability performance objectives.
In order to drive tenant wellbeing and sustainability initiatives, CMS offers an additional profiling service to monitor actual tenant conditions, such as footfall, air quality, light levels and room temperatures.
In the portal, the retrieved data is overlaid on a map of the building floorpan, to give an accurate, live picture of the tenant environment.
How Swan Lane’s energy consumption was reduced by 14% per month.
A central London site home to numerous businesses, Swan Lane comprises 60,000 square feet of office space over 6 floors. Utilities and maintenance costs are, therefore, significant.
So when it comes to the building’s operation, efficiency gains are highly sought after.
