Background
CMS introduced smart monitoring technology across the site to improve energy efficiency and operational control. We installed Watchman 4D temperature sensors on all AHUs, chillers and hot water services, alongside lux sensors in plant rooms and common areas. The aim was clear: understand how the building was truly performing, uncover inefficiencies and make targeted improvements that would deliver meaningful savings.
Actions
- Installed sensors across all major plant to capture real operating patterns in detail.
- Analysed three months of performance data, which revealed that key systems — including five chillers, 17 AHUs and 24 pump sets — were running continuously, 24 hours a day.
- Investigated and resolved multiple BMS control issues, including replacing a failed LON system gateway and correcting outstation monitoring so plant run times could be accurately controlled.
- Reset hot water system schedules locally via timeclocks to prevent operation outside office hours.
- Used lux sensor data to identify that lighting across the site was on 24/7. Audited 40 lighting controllers and reprogrammed all schedules in line with client use and occupancy patterns.
Outcomes
- Achieved 18.3 percent energy savings, totalling £59,036.40 annually.
- Reduced carbon emissions by 162,000 metric tonnes, significantly improving the site’s sustainability performance.
- Improved operational efficiency by reducing unnecessary plant and lighting runtime, cutting energy waste and improving overall building performance.
