Our Services

Cambridge Maintenance Services provides planned and reactive maintenance services for mechanical and electrical (M&E) plant and equipment. Depending on client requirements, this service will be supported by either resident or mobile engineers, who are always based in close proximity to the sites at which they've been assigned.

We use the online management tool Multisite to provide an "open book" approach to maintenance. Through this web-based tool, our clients now have access to all information relating to their M&E maintenance. This information, which is constantly updated by our operations call centre, can be viewed through a standard web browser and includes PPM planners, the status of emergency calls and quoted works, as well as legislative compliance information.

Planned Maintenance (PPM)

We offer a Planned Preventative Maintenance (PPM) service for M&E plant. Service intervals are based on client, or SFG20 specification. The annual planner for each of the client's sites is loaded on to Multisite and these planners can be viewed by the client at any time.

Reactive/Emergency Call-Out

We offer a reactive/emergency call-out service, which can be tailored to each client's needs. Various levels of response can be set (e.g. 2 hours, 4 hours, next day etc) depending on client requirements. All emergency calls are logged on the Multisite system and the status of the call can be viewed by the client at any time.

Quoted Works

Quoted works are handled in a similar way to reactive calls. The details and status of the quote are logged on the Multisite system and this information is viewable at all times by the client.

Asset Register

A key stage in our standard "new client mobilisation" process is the creation of a formal asset register, which includes a list of the name, type, number and location of all M&E assets. This asset register is then loaded onto to Multisite and is used in the creation of the annual PPM planner. The client can view the asset register at any time.

Condition Analysis

When an engineer does the scheduled service on an asset, or whenever he/she works on it during a reactive emergency call, information on the condition of the asset is relayed to the call centre along with the standard job notes. This "asset condition" information is then recorded in the asset register.

Dilapidations Reports & Budget forecasting

Access to up-to-date and accurate information regarding the condition of all M&E assets is essential when planning budgets for future capital expenditure. As well as being viewable online, the asset register (and condition analysis) can also be exported from Multisite to an Excel spreadsheet, allowing the data to be manipulated and/or included in other reporting.

Maintaining Legislative Compliance

Copies of all legislative compliance certificates (e.g. for Water Testing, Lift Maintenance, Emergency Light testing etc) can be collated and loaded up to Multisite, allowing details of all legislative compliance for a site to be kept in a single location. Each certificate can have an expiry date attached to it, which then acts as an alarm/warning that the certificate is approaching its renewal date.

Energy Efficiency Audits

With more than 20 years experience maintaining M&E plant, we are well placed to look at the efficiency of plant and to look at ways of improving its performance and/or reducing its energy consumption. We can visit your site(s) and produce an audit report, which will look at simple ways of reducing your energy costs.

Managed Building Services

Our success with Multisite is attracting attention in the industry and we are increasingly being approached by non-clients asking us to help them manage their maintenance contractors. So, whether or not you choose to use us for your maintenance, we may still be able to help you with the management of your maintenance contractors, especially if you have a large number of sites and/or contractors to look after.
